Looking At A New Home And Shop Location!

This is something we are looking at right now and is very possible we are going to make an offer on it. I own my current home outright, and while it isn't some palacial mansion, it would certainly be enough if I sold it to keep a VERY low mortgage on this new MUCH larger place. The layout of this new place is really perfect for my family and business. I have an appointment on Sunday to do a walk through and Im bringing my buddy that works for me and also is a contractor that builds the Buffalo Wild Wings locations. He's confident from the pics that we can tackle this quickly and cost effectively. Onto the pics tho!

The whole thing is 8000sq. ft. The detached shop has the 2 large garage doors and 3 "bays" for cars. It's 2 floors now but we will prolly remove the upper floor, brace the roof and then install lifts. Since the parking lot is ginormous, we can easily stash 3 cars inside and plenty outside, much better then my house/shop now. Another big plus is the garage under the house itself can store all of my own cars and even my wife's truck, so now they aren't taking up space in the shop garage. They are asking 380k for this place with 2.5 acres, it's been on the market for a few years now and I see why after going to look at it. There are no bedrooms, no kitchen, no bathrooms etc.. Its also zoned commercial!! So for me, this is really perfect. I can put up some walls, lay some carpet, build a kitchen etc.. while still living in my current house. Then sell my house and move to this one and use some of the proceed's from my current house to finish the work on this house and pay the mortgage down a good amount! Im hoping they accept my low offer, that would be a deal breaker if they want that full 380k. Im counting on the fact there have been no offers on it to help the sale go in my direction. But we are pretty excited about this, I can see how it will look finished in my head. We will have bedrooms double the size of what we have now, walk in closets, large bathrooms etc.. And a nice yard, big parking lot for the kids to play with their toys and plenty of room for my own toys B)

Edit: I forgot to add the house and shop are wired for 3 phase electric already!

380k is insanely cheap compared to the prices we pay around here. That's pretty much my perfect place too. If I found that here for 380k on 2.5acres, I would buy it RIGHT f****** NOW.

So in short: do it.

^ Sadly, this is true. If that house/property existed around the KW region, (lets not even include the GTA because they're insanely pricey), it would be double the cost.

So in short, I aswell say DO IT!!! (but see if you can talk them down a little ;) )
